The price range for professional carpet cleaning in Johannesburg is wide , and the gap between cheap and professional is not just about cost. A realistic guide to what different price points actually deliver.

Carpet cleaning in Johannesburg ranges from around R12 per square metre advertised at the very cheapest end to R100 or more per square metre for genuine all-inclusive professional cleaning. The gap looks enormous, but most of it is an illusion created by what each price does and does not include. A low headline rate per square metre almost always excludes the treatments that actually make a clean worthwhile, which are then added back at the end. Unlike most markets, where price differences reflect mainly brand premium or profit margin, in carpet cleaning the difference in price largely reflects a difference in what actually happens to your carpet, and in what is bundled into the number you were quoted.

What drives the price difference

The three main cost drivers in professional carpet cleaning are chemistry, equipment, and labour. A legitimate professional operation uses commercial-grade extraction machines (R150,000+), proprietary cleaning chemistry formulated for specific fibre types, and trained technicians who understand what they are applying and why. A cheap mobile operator typically uses a domestic-grade hire machine, generic surfactant, and untrained casual labour.

The surface result may look similar immediately after cleaning. The difference emerges over the following weeks: cheap cleaning with surfactant residue left in the carpet pile re-attracts soil faster than before the clean, leaving carpets looking worse within 2 to 4 weeks. Professional cleaning with a hypoallergenic rinse removes the residue, leaving fibres clean and soil-resistant.

What the Johannesburg market looks like

The cheapest option usually costs more in the long run
